What ten years of our records change
Our notes are a record of which Hyderabad homes and offices kept their shape, not a public chart.
Our notes, not a sales pitch
Every few years a locality is called the next Financial District. Some of those lines came true. Many were only a way to justify the price. A record kept since the middle of the last decade lets us ask a plain question: when this was said last time, what did the tenant actually do?
That is the database. Properties, rents, what got leased, what stayed empty, and which area demand moved to when a campus or a metro station opened. We keep it. It is not an official city index.
Who the customer is
An apartment depends on families who will live there. A villa depends on the plot and the road. An office depends on companies. Advice that starts with the photo and skips that question is incomplete.
Ten years of watching these groups move — toward the ORR, toward Kokapet, along the metro — is what we mean by data. It is not a model with a false decimal.
What we will not do with it
We will not show a chart for the whole city and say your floor will follow it. Commercial Hyderabad is a set of roads. One number for the whole city is comfort, not a calculation.
If we do not have a similar property on your road, we say so.
