Legally verified properties
We check the papers before we ask you to visit.
The tick in our logo means the papers have been looked at. A buyer sees a property only after this check. We check again before anyone talks about token money.
Sale deeds
From the oldest sale deed to the latest sale. We look for gaps, names that do not match, and a seller who is not the owner on the last deed.
Loan record (EC)
The encumbrance certificate shows loans on the property. A loan is not always a problem. A loan that nobody mentioned is a problem.
Approved plan
What the government approved, compared with what is standing, including the floor or shop you are buying. An extra floor that was not approved is a problem.
Tax and bills
Property tax and the usual electricity and water receipts. Old dues change the price. They should not be a surprise at registration.
Occupancy certificate
Completion or occupancy certificate where the building was required to have one. If it was not issued, we write that down.
Rent agreements
If you are buying for rent, the rent agreement is what you are really buying. We check how long the tenant must stay, the notice period, rent increase, deposit, and who pays maintenance.
Court cases
A basic check for court cases and, where needed, the association. This is not your lawyer’s final opinion. It tells us whether to go to a lawyer.
RERA, if it applies
We check RERA where the apartment, villa, or project is covered. An older independent house or office may not be a RERA project, and we will say which case yours is.
What we will not hide.
A tax receipt is not a title opinion. A bank loan on the property will be told to you, not hidden inside the return. We will not send many buyers to one owner and hope someone sticks.
One person holds the property with us. If your lawyer wants the full papers, they get the full papers.
Send a property for checkingQuestions we get
Before you send papers.
Are you a law firm?
No. Clear Title Properties checks the file before a visit. Our check tells you if the papers are worth your lawyer’s time. The final opinion is still your lawyer’s.
Do you guarantee the title?
No. Nobody can honestly guarantee title. We check, we write down what we could not see, and we do not ask for token money before this check is done.
How long does the check take?
A simple office floor often takes a few days. A building with many rent agreements takes longer. We will tell you which one yours is before we fix the site visit.
What if a paper is missing?
We write that it is missing. Some gaps only change the price. Some gaps are a reason to stop. We do not hide a missing paper.
