If you want to sell an apartment, a villa, an independent house, or an office in Hyderabad, start here. We check the papers before a buyer visits, so the first visit is not the moment you discover a problem in the title.
What to keep ready
- Sale deed and the earlier deeds you already have
- Latest encumbrance certificate, if you have one
- Approved plan, and occupancy or completion certificate if issued
- Property tax receipts
- Rent agreements and a current list of tenants, if the property is occupied
- Association or society no-dues letter, if there is an association
- One line on why you are selling or leasing now
Send what you have. A missing page at the start is normal. A hidden page is not.
Will you post the property on every website?
No. We show it to buyers who have the budget and the right requirement. We do not send it to everyone.
Do you want to be the only consultant?
We prefer that. One person telling one clear story is better. The terms are written down before we start.
The building already has tenants. Is that a problem?
Usually that is the reason to buy it. Most rental properties we handle have tenants. We read the agreements before we suggest a price.
